Municipal authorities are working quickly to finish projects by December. Across Sharjah’s eastern areas, new infrastructure and hospitality developments are underway. These projects aim to improve local life and offer attractive opportunities for property investors, from Khor Fakkan’s coast to Kalba City’s natural landscapes.

The Khor Fakkan Real Estate Boom

Khor Fakkan has always been a popular weekend spot for UAE residents. Now, with significant investment, it is becoming a place for permanent living and real estate growth.

1. The AED 700 Million Khor Fakkan Resort

The Ruler of Sharjah inaugurated this AED 700 million residential project, led by Asas Real Estate, part of Sharjah Islamic Bank. It sits next to Khor Fakkan beach, close to the mountain waterfall and pedestrian promenade.
  • The resort will offer 573 luxury apartments, from 1-bedroom units to large 4-bedroom family homes, all with premium lounge spaces.
  • On the ground floor, there will be 16 high-end retail and commercial outlets, creating a convenient service area for residents.
  • The building’s design gives residents views in four directions: the Gulf of Oman, sandy beach, city center, and Hajar Mountains.

2. The Clock Tower Monument (Burj Al Sa’a)

A new architectural gateway is being built at Khor Fakkan’s southern entrance. With a large Islamic-style dome and tall arches, this landmark will be called The Clock Tower (Burj Al Sa’a) and will welcome tourists to the city.

European Charm Meets Heritage: Abu Kizan Marine Village

The Abu Kizan Marine Village covers 7 million square feet and marks a major step forward for Sharjah’s architecture. It combines the charm of coastal Italy with traditional Middle Eastern designs.
  • The master plan is inspired by the colorful villages of the Italian Riviera and includes Islamic geometric patterns throughout the design.
  • Homes and businesses will have multicolored facades arranged in tiers around a natural harbor carved from the coastal rocks.
  • The community will include a large promenade, a private beach club, green spaces, and easy-to-use walkways that help reduce traffic.


Kalba City Expansion: The December Race Against Time

After the success of places like Al Rafisah Dam, Kalba residents asked for similar projects. Sheikh Sultan responded by announcing that teams are working hard to finish five major tourist attractions in Kalba by December.

1. The Al Hayar Lake and Rest Area

The Al Hayar project is made for outdoor lovers and staycationers, combining natural scenery with useful road trip facilities.
  • The site will have 30 parking spots for single trailers and 60 for larger picnic trailers, making it ideal for outdoor leisure.
  • The rest area will offer visitor facilities, shops, and food outlets, all set beside a peaceful lake.

2. The Khor Kalba Eco-Tourism Transformation

A large redevelopment area is forming behind the University of Kalba, reaching the shoreline. Old houses are being renovated into luxury lodges, boutique hotels, and eco-resorts with views of the Khor Kalba mangroves.

3. The Underwater Shell Theatre (Al Mahara Theatre)

The Shell Theatre, or Al Mahara Theatre, is shaped like a sea shell. Visitors will enter through a walkway under the water. The design fits well with Kalba’s marine life, nature reserves, and mountain scenery.

4. Al Furaish Lake Project

Al Furaish Lake, about 750 meters long, is becoming a family-friendly mountain park like Al Rafisah Dam. The mountainsides are being planted with native trees, and artificial waterfalls will flow into the lake, making it a cool spot for parking, hiking, and picnics.

5. The Kalba Heritage Museum

The Ruler of Sharjah calls this a "living museum." It will display Emirati arts, maritime history, and crafts through live demonstrations. The main feature is a panoramic restaurant overlooking the heritage site and the Gulf of Oman.

6. The Rose Water Fountain Roundabout

Travelers coming to Kalba from the west will see a unique landmark: a central fountain spraying real rose water and filling the air with its scent. An underground tunnel is being built so visitors can safely reach the fountain and take photos.
